Marchmont Property does not exist. Its listings, its deals, its sourcing fees and its case studies are invented for this template, and no property on this site can be bought.
The deal analyser
The yield, cashflow and cash-on-cash figures the calculator returns are an estimate built only from the numbers you type into it, using published stamp duty bands. They are not a projection of future performance, not tax advice and not a recommendation to buy any property.
Not advice
Nothing on this site is investment, tax or legal advice. A real buy-to-let decision would involve a mortgage broker, a solicitor and an accountant, none of whom this template can stand in for.
The enquiry form
Submitting the contact form on this demo does not register you for deals, reserve a property or start a sourcing agreement. It exists to show how the page behaves, not to create an obligation on either side.
No fee until completion
The site states that nothing is payable until a purchase completes, and no retainer or subscription is charged before that point. That claim describes an invented sourcing model on a template, not an offer a real visitor can act on.
